The Szencorp building has achieved a great deal since re-opening in November 2005 as a green building. Each year the building continues to achieve better water and energy savings, and has shown how much can be achieved economically and environmentally by retrofitting commercial office buildings.

It has attracted numerous awards and achieved the highest design and performance ratings available in Australia.

Key areas of achievement are:

  • Integrated sensor and management system for occupancy lighting, HVAC and security.
  • Australian first use of the DryKor dry conditioning unit, which dries and cools office air simultaneously.
  • Significantly improved daylight and views for occupants
  • Achievement of natural ventilation in a previously sealed building
  • First field trial of a CFCL Solid Oxide ceramic fuel cell
  • First permanent commercial office installation of natural gas VRV engine air-conditioning units
  • First Australian building to achieve a 5 Star NABERS Water rating
  • First refurbishment in Australia to sign a 5 star commitment agreement under the Australian Building Greenhouse Rating System (now NABERS Energy)
  • First Australian building retrofit to have a 6 Star rating under Green Star – Office Design (v1) from the Green Building Council of Australia.
  • First cooperation between an applicant and State Government to target and achieve a 6 Star Green Star rating
